Albion Lettings have over twenty-five years experience in the lettings industry. Our aim is to provide an efficient and professional service whilst at the same time being informative and helpful.

We understand that letting out your property can be a stressful time. So we are here to make the experience as stress free and straightforward as possible.

Likewise, if you are a tenant new to the rental market, we can guide you through the process and make finding your new home an enjoyable one.

Albion Lettings understand that in this very busy world it is not always possible to fit in appointments during office hours. We are therefore flexible and can do early evening appointments or weekend appointments to suit.

Information

Mortgaged Property Information

If a property is mortgaged, the company providing the mortgage must be informed of your intention and give their consent. It is the Landlord’s duty to implement any special conditions required by the mortgage company when letting the property.

Leasehold Property Information

If the property you propose to let is subject to a leasehold, it will be necessary to get written consent from the leaseholder to let the property. Tenants should be made aware of the terms of the lease and agree to adhere to them.

Buildings and Contents Insurance

You should inform your building and contents insurance companies that you propose to let the property. They may need to amend or change your policy...

Landlords

We offer two levels of Landlords service; Tenant Find Service and Fully Managed Service.

Tenant Find Service

The Tenant Find Service is charged at a fixed rate of £250 as includes the following:
  • Visiting the property and meeting the landlord.
  • Ascertaining the exact requirements of the landlord with regards to tenants.
  • Appraising and discussing rental values.
  • Taking comprehensive photographs and full description of property for the website.
  • Taking enquiries from prospective tenants and, if appropriate, making appointments to view.

Tenants

Information for Tenants

If you are looking for a property to rent, we would suggest that you either telephone or email us and we can then register you on our database. This means that you will be contacted and advised of any new properties due to be advertised before we actually start marketing them and you won't miss out. Once you have viewed and chosen a property with us, we will then take a holding deposit from you which will ensure that the property is not offered to other prospective tenants. We will also collect your application fee which covers the cost of obtaining references and the preparation of the tenancy agreement.
