Information for Tenants

If you are looking for a property to rent, we would suggest that you either telephone or email us and we can then register you on our database. This means that you will be contacted and advised of any new properties due to be advertised before we actually start marketing them and you won’t miss out.

Once you have viewed and chosen a property with us, we will then take a holding deposit from you which will ensure that the property is not offered to other prospective tenants. We will also collect your application fee which covers the cost of obtaining references and the preparation of the tenancy agreement. (This is all subject to landlords approval)

Once the referencing is complete and you have passed our criteria, we will then send you out a draft tenancy agreement for you to read through prior to your start date.

On the commencement date of your tenancy, we will meet you at the property at a time of your choice, to go through all the paperwork including the inventory. Cleared funds must be received prior to this date.

N.B. Should you be in receipt of housing benefit or have a lower than required income, you will be asked to provide a guarantor who will be referenced in the same way as yourself. They will be asked to sign a guarantor agreement on completion of successful referencing.

Application Fee: £175 for first applicant plus £45 for each further applicant over the age of 18 and £45 Guarantor.

Referencing criteria:
  • Income needs to be 2.5 x monthly rent
References required:
  • Employment Reference
  • Landlords reference (if applicable)
